Doors per employee feeds straight into margin, because staff cost is spread across the doors the team carries. To raise it, take hours out of each door: fewer status calls, fewer manual reminders, fewer tasks that depend on one person remembering them.

How the math works

  1. Doors per team member = doors / full-time team members.
  2. Team hours needed per month = doors x hours per door per month.
  3. Capacity in doors = team members x productive hours per person / hours per door.
  4. Team needed at the growth target = doors after growth x hours per door / productive hours per person, rounded up.
  5. The last line shows how many more doors the same team could carry if each door took 20 percent less time.

How to use the result

Estimate hours per door by adding up a typical month of staff time (leasing, maintenance coordination, accounting, owner and tenant communication) and dividing by doors. Use productive hours, not paid hours: take out meetings, breaks and interruptions. The most useful output is the gap between today's capacity and your growth target: that gap is either a hiring plan or a process plan.

Questions

How do I measure hours per door?
Track time for two typical weeks by task type, total it, double it for a month, and divide by doors. It does not need to be precise to be useful.
What counts as a full-time team member?
Count every person who works on managing doors, including leasing, maintenance coordination and accounting. Count part-time people as a fraction.
How do I raise doors per employee?
Remove repeat work: automate reminders and task creation, route calls to a shared line, give owners and tenants self-service for status questions, and write down processes so work is not redone.
